HOMES BY THE SEA / HOLIDAY
A home by the sea is lovely, but it's also where surprises cost the most
Whether for your holidays or as an investment, by the sea the rules are tighter and mistakes more frequent. Before you pay the down payment we check the documents and tell you clearly.
Some of the checks that matter most for this home
- Landscape restrictions and coastal stripWe check whether the property falls within restricted zones, and what can really be done or changed.
- Verandas, terraces and awningsWe check that enclosures, extensions and annexes comply with the building permits.
- Condominium and expensesWe read the rules and expenses, including for homes used only in season.
- If you want to rent it outWe tell you what to check on use classification and short-term rental rules in the municipality.
In any case, you will receive the 9 checks on every property: mortgages and attachments · planning and land-registry compliance · landscape, historic and municipal restrictions · condominium regularity · approved extraordinary expenses · ownership shares · unpaid condominium fees · EPC · compliance of utilities.
Can I buy only for holidays or as an investment?
Yes. We look for homes suited to the use you have in mind, holiday or investment, and we check the same documents as for a home lived in all year. Only what we look at most closely changes: if you want to rent it out, for example, use classification and the municipality's rules.
If the home has problems, what do I risk?
The offer is conditional on the checks having a positive outcome. If the problem can be put right before the deed, the seller takes care of it (and declares it in the offer). If it can't be fixed, you can withdraw and your deposit is returned, at no cost.
Are there more restrictions near the sea?
Often yes: the coastal strip and landscape restrictions change what you can do with verandas, terraces and annexes. We check them before the offer and explain in simple terms what can and can't be done.
Does a home used only in summer carry particular risks?
Yes: damp, little-used systems and condominium expenses that arrive even when you're not there. We go through them together before you decide, so you don't find surprises in your first season.
