FIRST HOME
Buying your first home is simpler if you start from the budget
We help you understand what you can afford, search only for homes you can really buy and check them before you sign.
Some of the checks that matter most for this home
- Budget and mortgageInitial consultation with an independent broker, to start from realistic figures.
- Costs of the purchaseWe explain the notary, taxes and additional costs, with quotes to compare.
- Documents and complianceWe check compliance, mortgages and the state of the property before the down payment.
- Running costsCondominium expenses and utilities: we go through them together before you decide.
In any case, you will receive the 9 checks on every property: mortgages and attachments · planning and land-registry compliance · landscape, historic and municipal restrictions · condominium regularity · approved extraordinary expenses · ownership shares · unpaid condominium fees · EPC · compliance of utilities.
Where do you start when buying a first home?
From the budget, not from the listings. With an independent broker you define how much you can really spend and what mortgage you can get; then we search only for homes within those numbers, so you don't waste time on those over budget.
If the home has problems, what do I risk?
The offer is conditional on the checks having a positive outcome. If the problem can be put right before the deed, the seller takes care of it (and declares it in the offer). If it can't be fixed, you can withdraw and your deposit is returned, at no cost.
Why does checking the documents matter more for those buying with a mortgage?
Because a planning or land-registry discrepancy can block the mortgage at the very last moment. Checking beforehand means going to the bank with a property in order.
Do I have to continue with the broker and the bank they recommend?
No. The broker is there for the initial consultation: they help you understand your real budget and compare offers, with over 50 partner banks. After that you are free not to continue with them and not to choose the recommended bank.
